Revamped Danville Hotel Plans examined

Members of the Danville Town Council, Planning Commission, Heritage Resource Commission and Design Review Board got their first look Danville Hotel1August 24 at the newly revised plans for the Danville Hotel site. During a joint study session the four groups examined the latest redevelopment proposal for the property located in downtown Danville at the corner of Hartz Avenue and Prospect Avenue.

The plan presented calls for the retention and restoration of the historic Danville Hotel and McCauley House on Hartz Avenue.   The remainder of the 1.12 acre site would be developed with:

  • 9,425 square feet of retail
  • 5,700 square feet of restaurant
  • 2,300 square feet of office
  • 3,015 square feet of common space 

The second floor of the project would house 14 new residential condominiums with a total square footage of 16,915 square feet. 

The project first was presented in 2007, but has not been before the Town since May 200, when it was last reviewed in a joint study session. At that time, project applicants were directed to scale back the proposed height and mass of the project to eliminate three story elements and reduce the project square footage.  Since then, little activity has occurred due to economic and market conditions.  Last month, project developer Castle Companies submitted new plans for a two story project that is carefully integrated into the scale of the surrounding downtown area, while addressing current market demands.

The new plan also works to complement the historic structures to be retained on site as well as the surrounding properties. Project architects have designed the building facades to appear as a series of smaller two story buildings along Prospect and Railroad.  

Reactions from the Council members, Commissioners and Board members in attendance were very positive. While no formal action was taken, applicants were given the green light to proceed through the Town approval process.  Project designers will now finalize the plans with an eye towards beginning the formal approval process in late 2010.
