Below is a list of common development applications that the Planning Division is responsible for processing:
Minor Subdivision (less than 4 parcels)
A minor subdivision is when a parcel is proposed to be divided into four or less parcels. A minor subdivision of any parcel must be consistent with the Town’s 2010 General Plan and Zoning Ordinance and all other applicable guidelines for the subject parcel.
Major Subdivision (5 or more parcels)
A major subdivision is when a parcel is proposed to be divided into five or more parcels. Major subdivisions of any parcel must be consistent with the Town’s 2010 General Plan and Zoning Ordinance and all other applicable guidelines for the subject parcel.
Planned Unit Development
P-1 or Planned Unit Development District involves a rezoning of a parcel to a site specific project. Basically, when a development is approved under a P-1 rezone, it must be build as approved for the specific parcel. The new P-1 zoning designation and associated conditions of approval are the governing development standards for that project.
Rezoning
The Town’s Zoning Ordinance classifies all property into various zoning classifications, which control both land uses and development standards. A rezoning is a request to modify that zoning classification to a different one.
General Plan Amendments
A General Plan Amendment is a request to change the land use designation of a parcel to a different land use (i.e. office to commercial, low density residential to higher density residential).
