• Planning Functions

  • The Planning Division processes development applications, administers the City's Zoning Code, and provides technical and administrative support to the Planning Commission, Heritage Resource Commission and the Design Review Board. The Planning Division also assures that development is in compliance with Town Ordinances, the California Environmental Quality Act (CEQA), and all applicable State and Regional regulations.

    The following are some of the services and common applications the Planning Division is responsible for processing:

    Development Plan

    Development Plan approval is required for all office, commercial, industrial, multi-family residential development, new subdivisions, some vacant parcels, and scenic hillside and major ridgeline areas in Danville.

    Land Use Permit

    A Land Use Permit (LUP) allows the Town of Danville to consider special uses which may be essential or desirable to a particular community, but which are not allowed as a matter of right within a zoning district, through a public hearing process. A land use permit can provide flexibility within a zoning ordinance.  

    Second Dwelling Unit

    A second dwelling unit (SDU) is an attached or detached residential unit which provides complete independent living facilities with accommodations for a kitchen, living, sleeping, eating, and bathroom on the same parcel as the primary residence. 

    Sign Permit

    The purpose of requiring issuance of a sign permit is to maintain conformance with the Town’s adopted Sign Ordinance Section 32-98 and to assure attractive and architecturally compatible signing throughout Danville’s commercial areas.

    Tree Removal Permit

    Per the Town’s Tree Preservation Ordinance,  Section 32-79 of the Town of Danville’s Municipal Code, a Tree Removal Permit may be required to remove a tree within the Town boundaries.

    Variance

    A variance is a limited exception to the usual requirements of local zoning. When the Town of Danville is confronted with development on an unusual piece of property, the variance procedure can lend some flexibility to the usual standards of the applicable zoning ordinance.
