The 1.2 acre Danville Hotel property is located within the core of the Downtown, sitting on the north side of Short Street (a previously abandoned public street). The remaining three sides of the property are fronted by public streets, including Hartz Avenue (along the east), Prospect Avenue (along the north), and Railroad Avenue (along the west). The Danville Hotel property is one of three Downtown properties carrying an Area 11 - Special Opportunity Site zoning designation. The existing commercial uses on the property include two historic structures that are eligible for Heritage Resource designation under the Town’s Historic Preservation Ordinance. They are the historic Danville Hotel structure (built in 1891 and moved to its current location in 1927) and the historic McCauley House. The remaining current structures were added incrementally to the property, primarily in the 1960’s. The DBD - Area 11 zoning designation envisions retail or restaurant uses as ground floor uses while allowing residential uses as a non-ground floor use. In addition to these uses, non-ground floor uses in Area 11 may include office, service commercial, and/or personal service uses. Area 11 provides for a 37 foot height limit (compared to a 35 foot height limit that is generally applicable to the rest of the Downtown). Area 11 allows development intensities to 80% FAR (i.e., more than double what is currently on the Danville Hotel property), while providing an opportunity for an even higher

Castle Companies submitted their revised development plan application for the Danville Hotel Property in August 2010. As compared to their May 2008 submittal, the new development plans reflect a smaller, more compact project. The revised plans eliminate all the previously proposed three-story elements and the previously proposed basement parking. The revised plans also increased the residential portion of the proposed project, increasing from ten to sixteen proposed for-sale units. The revised plan would still lead to the redevelopment of a majority of the site (14,400+/- square feet of
